Ending the Tenancy, the Notice to Quit

The first step in an eviction (summary process) is to end the tenancy.  This is true for both commercial and residential tenancies.  A tenancy is terminated with a Notice to Quit, or NTQ.  The rules governing the amount of notice that must be given under the NTQ are complicated and can be altered by agreement of the parties.  This document is very important and great care must be taken in drafting and serving it.  As a tenant, it is important to review the NTQ carefully for any fatal errors that the landlord may have made.  The lease agreement must be reviewed, along with any other pertinent documents that were incorporated into the agreement between the landlord and tenant.  Attorney Dowling has extensive experience working with these documents and litigating the various aspects of these documents, for both landlords and tenants.
