The Greater Boston Real Estate Board standard form purchase and sale agreement is commonly used as the standard purchase and sale agreement in a real estate transaction. This document has evolved over the years and many of its standard provisions have been litigated in Massachusetts courts. Because it has been so extensively reviewed and revised this document can be helpful in facilitating and streamlining transactions. Attorney Dowling does not rely exclusively on this standardized form, however, because each real estate transaction is unique, requiring specific attention to particular issues of importance. These unique aspects of a transaction can be dealt with either in the body of the P&S or they can be added by incorporating an addendum to the P&S.
